Achieve your ambitions – join us at JLL!Role PurposeFit-out Cost manager / Capex Specialist highly experienced in estimating commercial CAT A & CAT B fit out, new and refurbishment projects (values ranging from £200k - £100m) across EMEA. You will be responsible for Capex estimating, project pricing, cost management and reporting functions. Ensuring client timelines and deadlines are met in accordance with different levels of approvals.What this job involvesLiaise with the Professional Team to manage the Capex estimation process tevaluate and prioritize project pipeline for capital projects.Develop detailed project cost proposals managing the following project processes:Prepare Capex cost estimates for spend approval during scope definition, according to best practices ensuring a high-quality estimateMeasurement of quantity and scope for each project using existing layouts and test fit’sIdentify lower-cost scope alternatives and value engineering proposals to ensure that the final solutions adopted are within the overall approved costs.Review pre-acquisitions risk assessments provided by othersReviewing Test Fits and Technical Due Diligence provided by othersMeasure net lettalbe floor areasPre-acquisitions risk assessmentsMarket cost benchmarking and analysisProject budget development, reconciling differencesClient presentation and review of project budget proposalsStandardisation of the methodologies and results according to industry best practicesRevision of estimates for significant program changesEnsure project Costs of Works are at or below benchmarking and market rates. Where they are not, provide a succinct narrative explanation as to why.Identify significant Cost Plan risksEstablish project specific Risk AllowancesIdentify and quantify cost factors, such as production time, materials, and labour expensesRead plans and technical documents in order to prepare estimatesCollaborate with program managers, engineers, architects, clients (including IT and Security) and contractors on estimatesIdentify major risks that would preclude the development the Cost PlanExcellent English written skills required to give the background of the project and its impact on the costs; identify the main risks; explain the benchmark cost including any deviations, list the basis of costs, assumptions and exclusionsClient presentations to demonstrate value for money & savings achieved from the programContribution to a continuous learning within the organisationExtensive client and stakeholder’s liaison.Liaison with JLL’s other client account teams to gather best practice and cost benchmark data.Provide help, support, tools and procedures to JLL’s Project Managers regarding project cost proposals and benchmarking.Member of the account’s regional contract governance team.All additional duties commensurate to the level of the role.Every day is different, and in all these activities, we would encourage you to show your ingenuity. To apply you need to be:International Fit out experience is essentialEssential – minimum of 7 – 10 years’ experience of quantity surveying and construction cost management,Essential – excellent knowledge of projects construction supply chain.Essential – MCIOB / RICS professional qualification would be ideal.Essential – minimum 7 – 10 years’ experience of working for a Consultant or General Contractor acting as principal, with responsibility for developing fixed price lump sum project cost proposals.Essential – minimum 7 – 10 years’ experience of developing project cost proposals for multiple construction projects simultaneously for large corporate clients; ideally fast track office fit-out, commercial refurbishment and M&E upgrade projects.Essential – Bachelor’s degree in quantity surveying and / or engineering discipline.Outstanding negotiation skills.Excellent problem solving.Ability to manage multiple work assignments simultaneously, manage multiple or conflicting priorities, and handle a high-pressure working environment.Outstanding client relationship management skills with great client focus.Strong analytical ability and attention to detail.Excellent numerical, commercial and financial acumen.Proficient computer skills - Advanced Excel skills with good Word, PowerPoint and Microsoft Project skills.Candidate must demonstrate personal impact and gravitas, with high velocity & speed of response and a proactive, 'can-do' attitude.Positive, solution-oriented communications and a willingness to take responsibility.What you can expect from us You will join an entrepreneurial, inclusive culture.
